When you entrust the sale of your home to me, it will be my first priority. I offer professionalism, integrity, client service, and a high level of client concern. I will provide:

  • Agency Alternatives – I will review the agency alternatives, Seller Agency, Buyer Agency, and Dual Agency. I will explain the pros and cons of each and answer all of your questions and concerns.
  • Competitive Market Analysis – I will provide a current Competitive Market Analysis and will help you to determine the most effective price to help your home sell in a timely fashion.
  • Marketing Plan - I will provide a custom plan for marketing your property…From the professional VHT tour, to which web sites it will appear on, print advertising, broker tour, open house (if you desire), and constant updating to make sure your home is priced correctly.
  • Estimated Proceeds Statement – I will go over all the costs that are incurred in the sale of your home, so you will have an approximate estimate of the proceeds at closing for the estimated sales price.
  • Promotion to Our Office, Other Brokers, and the Multiple Listing Service - All agents in our office receive a copy of your new listing…Home will be in the Multiple Listing Service with access my all licensed realtors – Over 27,000 agents belong to MRED (Multiple Listing Service).
  • Professional Brochure - The VHT professional photos will be combined with a list of updates (if you have improved home while living there) to provide prospective buyers with up-to-date information. The disclosures will be included to assist the buyer prospects in preparing their offer.
  • Home Warranty – Baird & Warner provides at NO cost to the seller, an AHS warranty that covers the property WHILE listed…A copy will be provided at time of listing, so seller can read the coverage. You can buy a home warranty FOR the buyer at time of listing or at time of offer to increase marketability and help reduce your liability to the buyer.
  • Updating Marketing Activity Repo – I will provide you with updates on a regular, if not daily, basis by e-mail (with competitive homes sent to you) to keep you in the loop about the market conditions.

There are many more things included in the sale of your home…Sending contract to the attorney, home inspection issues, appraisal, mortgage approval, changing utilities, walk thorough, and the closing. During the sale of your home, I hope we will become more than realtor and seller…My clients become “one of my family,” and I treat them as such. No concern is TOO small and no question is TOO trivial…My desire is to help you with everything I can…My goal is not to make money FROM you, but FOR you!
